Stative vs. dynamic passive
The dynamic passive (Vorgangspassiv) with werden refers to the process of the action; the stative passive (Zustandspassiv) with sein to the resulting state. Compare: Die Tür wird geöffnet (is being opened) ↔ Die Tür ist geöffnet (is open).
Examples
Das Geschäft wird um 8 Uhr geschlossen.
The shop is closed at 8 (the act).
Das Geschäft ist schon geschlossen.
The shop is already closed (the state).
Der Brief wird gerade geschrieben.
The letter is being written right now.
Der Brief ist endlich geschrieben.
The letter is finally written.
